De Nieuwe Kethelpoort responds to the high demand for high-quality mid-rent homes in the Rotterdam The Hague Metropolitan Region, where housing pressure remains elevated and improving tenant mobility is essential. The apartments range in size from 70 to 82.5 m². The development includes 156 parking spaces in an underground garage and 469 bicycle parking spaces.
The project will be delivered with a strong focus on energy efficiency and long-term resilience, exceeding current sustainability standards and contributing to a value-preserving portfolio over the long term.
“With projects such as De Nieuwe Kethelpoort, we are taking important steps towards a more sustainable housing stock. By investing in energy-efficient, high-quality new-build developments, we strengthen our portfolio over time and create value for our investors,” says Paul van Stiphout, Fund Manager Dutch Residential Investments at Bouwinvest. Corné Bok, Director of Maas Wijkontwikkeling (and, together with GCCF, a shareholder of De Nieuwe Kethelpoort B.V.), adds: “It is also important for the Municipality of Schiedam to give a strong boost to the Nieuwland district. This development not only delivers new homes, but also provides housing that is currently underrepresented in this neighbourhood, thereby contributing to the overall improvement of Nieuwland.”
The location is within walking distance of daily amenities such as supermarkets, shops, and healthcare services, and is well-connected to public transport and major roads towards Rotterdam and The Hague. All permits are irrevocable. Demolition is scheduled to commence in mid-February 2026, with completion planned for September 2028.
