
Bouwinvest Retail Fund transfers three properties on Nieuwendijk to new owners

The Bouwinvest Dutch Institutional Retail Fund has sold three retail properties on Nieuwendijk in Amsterdam. The properties at Nieuwendijk 92 and 94 have been sold to Stadsgoed N.V., while Nieuwendijk 107 has been sold to a private family office. The transactions are in line with the Fund’s active strategy, aimed at portfolio optimisation, outperformance and further strengthening the future resilience of the portfolio.
Nieuwendijk is one of the main retail streets in the centre of Amsterdam and connects Amsterdam Central Station with the Kalverstraat. Within the street, there are differences in scale, dynamics and target groups. With these sales, the Retail Fund is recalibrating its position within this area and creating room to allocate capital more selectively towards larger assets and retail areas where active value creation can be realised.
The properties at Nieuwendijk 92 and 94 are small-scale retail properties with residential units above, with a combined lettable floor area of approximately 445 m². Nieuwendijk 107 is also a small-scale retail property with residential units above, located in the northern part of Nieuwendijk near Amsterdam Central Station.
According to Stadsgoed N.V., Nieuwendijk 92 and 94 align well with their long-term vision for urban real estate, with a focus on quality, liveability and the social value of inner-city retail streets. The acquisition is seen as an addition to their existing holdings on Nieuwendijk, enabling them to play a more active role in this part of the street in the coming years.
With these disposals, the Bouwinvest Retail Fund can focus more explicitly on locations where it can actively steer towards an optimal tenant mix, value creation for its investors and further sustainability improvements. At the same time, the sold properties are well suited to parties that see opportunities in small-scale urban real estate in prime city-centre locations with room for local entrepreneurship.
