Project Conrad comprises two residential towers, with the 67 apartments acquired by the Residential Fund located in Tower 2. The homes range from compact apartments to more spacious family units, with an average size of 63 m². They are targeted at both single-person households and families, two groups for which demand in Amsterdam remains consistently high. Overall, 75% of the rental homes fall within the municipal mid-rent segment, aligning the project with the fund’s strategic objective to expand this offering in the Holland Metropole region.
Sustainability as a driver of long-term returns
Designed by INBO, the project is being developed in line with the latest sustainability and energy standards, ensuring the homes fit within the ESG ambitions of the Residential Fund. The development meets CRREM requirements, achieves a minimum GPR score of 8.0, and complies with current BENG and MPG standards. The plan also performs well in terms of nature inclusivity, further enhancing the recently developed Spoorpark.
Paul van Stiphout, Fund Manager Dutch Residential Investments at Bouwinvest: “For Bouwinvest, sustainability is not an ideology but an integral part of risk management and a contributor to long-term returns. By anticipating future developments and investing in resilient, future-proof housing, we strengthen the long-term value of the portfolio while reducing risks for our investors. I am therefore very pleased with sustainable projects like this in our core regions.”
Preparatory construction work has now started on site. The first pile is expected to be driven into the ground in early 2026. More information about the development and the for-sale homes can be found at www.ConradAmsterdam.nl.
