With this acquisition, the fund takes a further step in building a diversified portfolio in senior living. Hilversum has strong demographic growth: the number of households aged 75 and over in the municipality is expected to increase by 82% between 2023 and 2043, well above the national average of 74%, making it a logical core region for the fund.
"Demand for sustainable private residential care for older people with a care indication is growing rapidly, but supply is lagging behind," said Maya Savelkoul, Fund Manager Dutch Senior Living Impact Fund at Bouwinvest. "Hilversum is a clear example of that. With De Sigarenfabriek, we are adding over 70 places where that need is greatest. In this way, we are building step by step towards a portfolio that contributes to the challenge the Netherlands is facing."
The complex is located at Ampèrestraat 10 in Hilversum and consists of a listed factory building dating from 1930, a white villa section and a new pavilion. The listed factory building from 1930 gives the complex a distinctive character and forms a recognisable landmark in the neighbourhood.
The residential care studios have an average floor area of approximately 30 m² and are intended for seniors with higher care needs, including dementia and somatic conditions. Stichting Hilverzorg provides residents with round-the-clock access to care. The complex also features 46 parking spaces, office space and communal living areas. Delivery to the fund is scheduled for mid-August 2026.
The complex is resilient to potential risks from the effects of climate change and complies with the CRREM 1.5-degree pathway for energy intensity. Following renovation, the property will meet the BREEAM In-Use 'Very Good' standard.
