Investment strategy

The Bouwinvest Senior Living Impact Fund is designed to capture one of the most compelling long-term real estate themes in Europe: the structural growth of senior living and care. Demographic trends, most notably population ageing, longer life expectancy, and increasing individualization are driving sustained demand for suitable senior housing. At the same time, care needs are becoming more complex, with dementia-related demand expected to rise significantly over the coming decades. 

Supply has not kept pace with this demand. There is a persistent shortage of high-quality, affordable senior and assisted-living accommodation. This structural undersupply supports strong occupancy levels, pricing resilience, and durable income fundamentals, largely independent of economic cycles. 

The fund is structured as an SFDR Article 9 impact strategy, with sustainability and social outcomes embedded in the investment process. Strict ESG and impact requirements, high taxonomy alignment, and CRREM compliance ensure regulatory robustness while delivering measurable social benefits alongside financial returns. 

From a portfolio construction perspective, the strategy focuses on diversification across care segments and lease types. By combining lower-risk senior housing with higher-care segments such as assisted living and intramural care, the fund balances income stability with selective return enhancement. Demand for these assets is needs-based, supporting resilient cash flows and downside protection. 

Execution is driven by Bouwinvest’s established healthcare real estate platform.
